Stage 1: Instructing a Conveyancer
After your offer is accepted, provide the estate agent with our details for communication with the seller’s solicitors.
The seller’s conveyancer prepares a legal information pack, including a draft contract, fixtures, fittings and contents form, property information form, and legal title to the property.
Stage 2: Apply for a Mortgage
If you are buying with a mortgage, proceed to a formal mortgage application after securing a mortgage in principle.
The mortgage lender arranges a property valuation to confirm its value and sends you and us a formal mortgage offer.
Stage 3: Searches and Enquiries
We will apply for various searches, such as local authority, water and drainage, and environmental searches, to gather information about the property.
Additional enquiries are raised to ensure you have all relevant information about the property.
You may arrange a property survey or specialist reports to assess the physical condition of the property.
Stage 4: Pre Exchange
After receiving search results, replies to enquiries, and confirmation of the mortgage offer, your conveyancer provides a report on the property, highlighting any significant factors that may affect your purchase decision.
You review the report and sign your part of the contract.
Stage 5: Exchange of Contracts and Completion
Conveyancers for both parties & Exchange Contracts making the property transaction legally binding.
Completion can take place on the same day as exchange or, if a mortgage is involved, may require a week or between exchange and completion.
On completion day, you receive the keys to your new home, and the conveyancing process concludes.
