What is a remortgage?
A remortgage is when you take out a new mortgage on a property you already own; either to replace your existing mortgage, or to borrow money against your property.
Do I need to appoint a solicitor?
Some lenders will organise your mortgage with their own panel solicitors (whose fees are paid by your lender) but you may prefer to use your own solicitors.
There are a couple of situations where you will likely need to appoint your own solicitors:
Adding someone to the mortgage – if you looking to add a partner or spouse to the deeds when you remortgage, you will need to appoint a solicitor as you are changing the ownership of the property. This is also known as a Transfer of Equity You will need solicitors to amend the deeds for you and help draw up paperwork specifying how you will own the property.
Removing someone from the mortgage – this means that the ownership of the property is changing so a solicitor will be needed to amend the deeds.
How long will it take?
Remortgaging is generally quicker than buying or selling property, but it can still take between 6-12 weeks once the mortgage offer has been issued.

What are your fees?
Our fees for a mortgage (without a Transfer of Equity) start from £695 plus VAT and disbursements which will include Land Registry fees.
